What is
involved in regular maintenance of a roof?Maintenance is one of the
major factors that determine the life of a roof. Maintenance involves
regular inspection for problems before they become major corrosion
points. This includes:· Regular washing down, especially near
coastal or industrial areas;· Removal of leaves and other debris
from gutters;· Removal of fungus build -up; · Inspection
of fasteners to determine whether they have backed out (especially
in high wind areas like hillsides and valleys)

High wind conditions can cause the fasteners to be backed out of the
roof, thus compromising the integrity of the roof. Roofs located in
high wind areas require regular maintenance checks.

should I care for my pre-painted roof?
The paint system on pre-painted roofing sheets is very durable. Simple
maintenance of the finish enhances its life and maintains attractiveness
for longer periods.Where the paint finish is naturally washed by rain,
there is usually no additional maintenance needed. However, areas
to be washed include soffits, eaves, and underside of eave gutters.Washing
should be done at least every six months and more frequently in coastal
areas where sea spray is prevalent, and in areas where high levels
of industrial fallout occur. Avoid accumulation of salty deposits
or industrial dirt. Establish a regular routine for washing pre-painted
steel products. For example guttering and eaves can be hosed down
when windows are cleaned.Where regular maintenance do not remove all
of the dirt, wash the surface with a mild solution of pure soap or
non-abrasive non-ironic kitchen detergent in warm water. Use a sponge,
soft cloth or soft bristle nylon brush. Be gentle to prevent shiny
spots thoroughly rinse off the detergent with clean water.
